We will discuss your goals for your home sale to include when and why you want to sell and gather basic information on your home so I can prepare a comparative market analysis and a personalized listing presentation.

LISTING PRESENTATION AND HOME TOUR · I will prepare a comprehensive listing presentation tailored specifically to you and your property. I will explain what my duties are to you as an agent, and what I offer my clients that set me apart from other agents. We will go over a comparative market analysis and current market trends, discuss potential list price, and other details. I will have you show me around your home and tell me everything you love about it.

PREPARE HOME FOR LISTING · Make any necessary repairs or updates, clean, and declutter. I hire a stager to do a comprehensive consultation and help us present your home in the best light, and pay for a professional deep clean to take some of the stress off of your plate.

PROFESSIONAL PHOTOGRAPHY · In the modern digital world of online shopping, high quality professional photos of your home is an absolute must, and will result in more online views and showings. I hire an amazing local professional photographer that takes beautiful and bright editorial style photos, and also pay for a 3D interactive virtual tour and floorpans.

LIST HOME ON MLS · Compile all the necessary details to make your listing complete and thorough. Your home will be listed on the MLS and will also sync to all the major real estate websites that potential buyers browse online.

TRADITIONAL MARKETING · Large professionally installed yard “for sale” sign, property website, online virtual property tour, custom flyers, professionally printed announcement cards mailed to your neighborhood, feature cards and neighborhood highlights displayed in your home during showings, and a feature in West + Main’s weekly newsletter that is distributed to hundreds of thousands of local real estate agents and potential buyers.

TARGETED SOCIAL MEDIA MARKETING · Sponsored posts on Facebook and Instagram targeted specifically to local active house hunters that are interested in homes like yours.

OPEN HOUSES AND SHOWINGS · We will establish a strategy that works best for your family’s routine and schedule.

OFFER PRESENTATION · All offers received will be presented in a timely manner and explained in easy to understand terms. If there are multiple offers, I will prepare a spreadsheet and walk you through the pros and cons of all offer terms. There may be some negotiation, but once both parties are in agreement you will go under contract.

UNDER CONTRACT PERIOD · The typical under contract period in the current Denver market is about thirty days, but this can vary based upon the negotiation and terms of the contract. There are multiple dates and deadlines to meet during this time, and it is my job to make sure that you’re informed about every step. The buyers will schedule an inspection and have the opportunity to review several documents (title, HOA, due diligence + seller disclosures), order an appraisal, and finalize their loan. I will advise on any negotiations and manage these steps for you to ensure that all deadlines are met.

CLOSING · A title company will prepare the deed, bill of sale, and facilitate the transfer of funds + ownership. You will have a lot of documents to sign to make it official, then you will receive the proceeds of your sale!
