STEPS IN THE HOME BUYING PROCESS

LEARN ABOUT THE HOME BUYING PROCESS · Buying a home is likely going to be the biggest purchase you make in your life. I believe the more informed and prepared people are, the more comfortable they are. Whether it is months before you’re ready to buy, or right before you’re ready to go look at houses, I’d love to sit down over a cup of coffee or Zoom and chat about your goals, the steps in the process, and answer any questions you may have. GET PRE-APPROVED · In Denver’s market, it is a must to get pre-approved before you go shopping for a home! It is very important for you to know your purchase price range, feel comfortable with what a potential monthly payment would look like, and understand your down payment options and closing costs up front. You should work with a lender who takes the time to explain all of this to you, and works with you to choose a loan option that is the best fit for you personally. When the time comes to submit an offer, your lender should be willing to pick up the phone on an evening or weekend to talk with you about the numbers on the specific home your interested in, and also advocate for the strength of your pre-approval with the home’s listing agent. SEARCH FOR HOMES · I will run a comprehensive MLS search and update you with new listings that meet your needs. I’ll also connect you with a great app for browsing and together we will find homes you love. I will schedule showings and we will see homes in person until we find the one that is perfect for you. MAKE AN OFFER · I will communicate with the Listing Agent to find out what the seller is looking for, if the home is competitive or not, and any other details we will need to craft an offer. I will give advice on your options for price and terms of the contract based on the circumstances so you can determine what you would like to offer. There may be some negotiation, but once both parties are in agreement you will go under contract.

UNDER CONTRACT PERIOD · The typical under contract period in the current Denver market is about thirty days, but this can vary based upon the negotiation and terms of the contract. Within a few days of going under contract, you will need to submit an earnest money deposit to be held by the title company. There are multiple dates and deadlines to meet during the UC period, and it is my job to make sure that you’re informed and on-track on every step. We will schedule an inspection, review several documents (title, HOA, due diligence + seller disclosures), order an appraisal, and finalize your loan. If something arises that causes major concern, the Colorado Contract to Buy and Sell Real Estate allows multiple opportunities to negotiate with the seller to resolve issues, or cancel the contract (and get your earnest money back) if something is not right.

CLOSING · This is the final step after all of your hard work that has been completed! A title company will prepare the deed, bill of sale, and facilitate the transfer of funds + ownership. You will have a lot of documents to sign to make it official, then you will get the keys to your new home!
